Située à l’angle des rues Jean-Baptiste Clément et des Sept Arpents, elle se distingue par la présence de deux bâtiments accueillant une auberge de jeunesse, implantés en retrait des voies le long de la limite de fond de parcelle. Cette disposition libère un espace paysager qui apporte une respiration bienvenue dans ce tissu urbain compact. Préserver cette qualité est un des enjeux majeurs de la transformation. L’objectif du projet, porté par l’association Aurore, est la transformation de ces bâtiments pour créer une résidence médicalisée de 40 lits pour personnes âgées sans domicile fixe. S’inscrivant dans une démarche raisonnée et contextuelle du tissu, le projet propose la conservation complète d’un des deux bâtiments. La création d’extensions permet d’établir une couture urbaine en s’alignant sur les pignons voisins, donnant ainsi au nouvel équipement sa place dans la ville. Le lien entre les différentes parties du programme se fait par le biais d’une galerie extérieure couverte, à la manière des promenoirs des hôpitaux anciens, offrant aux résidents un espace de déambulation abrité. Les espaces que nous avons pensés mettent au centre de tout choix la qualité de l'espace pour les résidents qui y séjourneront et pour les soignants qui les accompagneront. Au pied du bâtiment conservé se développe un patio qui éclaire naturellement les locaux en sous-sol. Calme et confidentiel, il constitue un espace privilégié pour l’organisation d’activités pour les résidents. A chaque étage du foyer, une salle commune permet aux hébergés de se retrouver, de recevoir un proche ailleurs que dans l'espace privé de sa chambre, ou encore de se prélasser. L’expression architecturale s’est articulée autour de la valorisation de l’existant. Au niveau du bâtiment conservé, les allèges sont simplement remplacées par des panneaux préfabriqués habillés de briques permettant un agrandissement des vitrages. Notre proposition s’attache à concilier dans un nouvel équilibre ces différentes échelles d’habitat, à en rapprocher les perceptions, les modes de vie et les usages pour les rendre familières les unes aux autres. Le projet se caractérise par une diversité typologique : petits collectifs, intermédiaires, maisons individuelles d’angle ou groupées. La fragmentation raisonnée des volumes, leur donnant une mesure commune,révèle leur échelle domestique. Le projet affirme son inscription dans les fortes ambitions environnementales engagées, grâce à des modes constructifs vertueux. Cet engagement se traduit également par le recours à des matériaux pérennes et des mises en œuvre simples : modénatures et menuiseries bois associées à une alternance de parement en bardage et enduit à la chaux teinte sable soulignent les séquences de petite échelle, tandis que l’expression architecturale des volumes de logements collectifs adopte un registre plus minéral en béton sablé ton pierre. Cette palette simple de registres et matériaux, associée à des situations domestiques multiples, génère naturellement et sans besoin d’autres artifices, un projet vivant et varié. <img width="3468" bénéficiant d’un emplacement de choix dans le quartier de la Bourse. Ce vaste monument, construit de 1846 à 1852 par Victor Baltard et destiné initialement à la fabrication et à la vente du papier timbré fiscal, accueillait jusqu'en 2023 les bureaux de la Direction Régionale de la Comptabilité des Finances Publiques.L’ensemble immobilier se décompose en 3 corps de bâtiment organisés originellement autour de cours,&nbsp;communicant entre eux mais ayant chacun leur adresse propre. De style néo-classique, sa façade sur la rue de la Banque se développe sur un linéaire de 114 mètres. Elle se décompose en une partie centrale avec son pavillon accueillant le porche d'accès principal, et deux corps de bâtiments latéraux. Doté d’une forte identité architecturale, cet immeuble remarquable a subi de nombreuses altérations et souffre d’une obsolescence générale. L’enjeu de sa réhabilitation est de lui redonner son prestige d’antan tout en l’adaptant à de nouveaux usages répondant aux attentes des acteurs de ce quartier vivant et désirable. Le projet s’inspire de la mixité caractéristique de Paris pour lui donner un écho contemporain, diversifié et évolutif. La façade sur rue est caractérisée par de grands bandeaux horizontaux vitrés créant une rupture singulière dans le tissu haussmannien existant. L’objectif du projet est la reconversion de ce bâtiment emblématique en un ensemble de 51 logements et deux niveaux de bureaux. Le travail s’est orienté autour d’une conservation maximale des éléments constitutifs du bâtiment, avec la forte contrainte propre à la reconversion de ce type d’édifice : faire des logements neufs au sein d’une structure offrant des hauteurs sous-plafond limitées. Le projet propose une surélévation en R+5 et R+6 sur rue, et deux extensions qui complètent la figure en coeur d’îlot, créant en leur centre une cour généreuse autour de laquelle s’enroule à tous les niveaux une maille créant une lisière d’espaces extérieurs intimes et qualitatifs. L’écriture architecturale s’oriente autour de la valorisation de la façade existante, dont nous avons fait le choix de révéler le béton. L’association entre un bardage en tôle alu minimum anodisée champagne, des volets pliants et coulissants de même nature, et des menuiseries bois complètent cette palette sobre et chaleureuse. <img EP Dans la continuité de la requalification globale engagée sur le parc des Cataroux à Clermont-Ferrand, la société Michelin s’interroge sur le devenir du secteur des Pistes. Occupé par une dizaine de bâtiments destinés à la recherche et développement, à la production et au stockage de pneu, le site est à l’arrêt depuis le début des années 2000. La réflexion porte sur un secteur d’une dizaine d’hectare et de son bâtiment emblématique, Les Pistes. Long de 400 mètres, tout en béton armé, ce dernier, construit entre 1924 et 1928, est un emblème de la ville de Clermont-Ferrand et de son entrée Nord-Est. Le diagnostic révèle un besoin de transition important sur le secteur. Transition programmatique, transition écologique, transition énergétique, transition morphologique et transition d’usage sans cession de propriété, le tout dans un contexte environnant complexe (Voie rapide, quartier ANRU, Bastide de Montferrand, zone inondable...). Pour ce faire, Saguez Partners, Saguez Favretto, Asphalt, FBC et SETEC proposent de s’appuyer sur une programmation définie autour de 3 pôles : Un pôle patrimonial, un pôle culturel et un pôle de nature en ville qui assurent le développement de 4 à 5 Ha d’espace naturel en pleine terre sur le site. La situation de promontoire entouré d’un cordon boisé permet d’imaginer ici un nouveau lieu d’enseignement à la fois connecté à la ville, protégé par un écrin végétal, et ouvert sur le grand paysage, le lac et les Alpes. Les nouveaux bâtiments s’installent de manière sensible dans le site. Deux volumes distincts aux fonctionnements indépendants, le collège et la salle de gymnastique, articulent des espaces aux dimensions et aux formes variées : parvis planté, promenades, cour, jardins pédagogiques et terrains de sport. A la fois bas et compacts, les bâtiments s’implantent subtilement dans la topographie en limitant les mouvements de terrain. Les deux bâtiments partagent un même principe constructif simple, rationnel et vertueux : un socle unitaire en béton recyclé sur lequel repose une ossature poteaux-poutres en bois issu des forêts de la région, associée à des murs de partition intérieurs en terre compactée provenant des sols excavés. Au Sud, un tissu constitué principalement de maisons individuelles, caractéristique du patrimoine ouvrier d’Aubervilliers. Le projet que nous proposons affirme une volumétrie fédératrice simple et unitaire qui s’implante en continuité parfaite avec le bâtiment mitoyen. Dans un site marqué par une certaine densité, le projet se structure autour d’une recherche d’intimité. La façade en brique de réemploi est conçue comme une enveloppe qui se creuse pour accueillir des prolongements extérieurs au pour tous les logements. &nbsp;Le projet se saisit de la topographie marquée du site pour proposer un rez-de-chaussée organisé sur deux niveaux, s’approchant au plus près du terrain naturel. Le bâtiment limite l’utilisation du béton à une ossature poteau dalle, associée à une façade en double mur de briques de réemploi. Le projet tire parti des potentielles variations de teinte entre les gisements de briques pour proposer des motifs jouant sur des déclinaisons subtiles de relief. L’objectif est donc de proposer une transformation profonde de l’identité du projet, basée sur des interventions mesurées et raisonnées : optimisation des cages de circulations verticales, rationalisation des flux des usagers, permettant de valoriser une surface significative au service de nouveaux programmes : salle de conférences, restaurant avec toiture terrasse, espaces de co-working... Un travail précis sur la façade, par le biais de simples éléments menuisés en aluminium thermolaqué offrent une nouvelle peau de balcons et de jardinières pour le bâtiment tout en s'inscrivant dans la composition existante de la façade années 90. Lauréat 2024, études en cours Mission Complète Démarche environnementale Façades en briques de réemploi, extensions et surélévation en FOB Au sein de la rue Pierre Bayle et de ses façades faubouriennes à l’alignement, l’immeuble de bureaux du 6-10, contraste par sa morphologie singulière et épannelée caractéristique de l’architecture des années 90. Les façades à redents, sculpturales et facettées, intègrent des fenêtres d’angle généreuses en trois parties, comme autant de belvédères sur la ville. Notre projet pour la transformation de l’immeuble en logements s’est donc appuyé sur ces singularités urbaines et architecturales qui s’est agi de valoriser. La création d’un volume d’extension et deux surélévations permettent de compléter la figure formée par le bâtiment de façon subtile, en reprenant la morphologie des redents. Les grandes fenêtres d’angle tripartites sont retravaillées (ajout d’une allège pleine, création d’une allège vitrée) pour en faire l’élément central de l’habitabilité des logements, qui se décline selon les situations : tour à tour banc pour une table de cuisine, étagère dans un salon, alcôve de lecture dans une chambre. En continuité du paysage urbain, le projet propose une écriture sobre et pérenne et développe la mise œuvre d’une brique de réemploi sur la maçonnerie existante et sur les murs à ossature bois des surélévations et de l’extension. Les linteaux des ouvertures sont en briques posées à la verticale. Au sein de ces modénatures simples, le projet propose un travail précieux des ensembles de menuiseries bois protégées par des stores de teinte terracotta venant se glisser entre des épines en aluminium thermolaqué.
